a basis, we will gradually develop the space eastwards according to demand. Multi-storey car parks, hotels, office buildings – an airport is much more than just a terminal. What is the status quo? We are currently focusing on specific project developments, i.e. buildings that should be completed in time for BBI opening. The tender process for the two build ings directly in front of the terminal in Airport City – an office build ing and a hotel – as well as a Cargo Centre to the north east of Airport City has been running since Q3 2009. Hereditary building rights will be granted gradually in spring 2010. Construction work is expected to start on the buildings in 2010. Multi-storey car parks, a car rental centre and operational buildings such as buildings for ground handling and security services are to follow. These will be contracted by spring 2010 on the basis of lease financing. Real Estate Management supports these processes by creating plots and providing land on the basis of heritable building right contracts. We were able to complete the first development section of our other large-scale development project, the Business Park Berlin, on schedule in late 2009. Building applications are currently in preparation from investors who have already purchased land from us. Concepts are currently being drawn up for further development and subsequent use of portfolio properties at Schoenefeld Airport and will be actively pursued in the coming months. What other preparations have you made for BBI? Not only the aforementioned project developments, but also the segments Asset Management and Real Estate Management are geared towards BBI. In 2010, infrastructural services will be awarded. 2011 will be the year of implementation – from involving service providers to performing trial runs. Asset Management, i.e. the valuebased, strategic and operational management of property estate, actively performs the designated role of owner, focusing on increasing the value of long-term portfolio properties and the future property of BBI. An in-depth analysis of portfolio properties is carried out in order to determine appreciation potential and make the relevant recommendations for action. Location planning and space allocation ensure that real estate development at the airport is in line with the market. In order to achieve this long term, we have created a strategic master plan to effectively expand airport space to meet consumer demand and market requirements. 31
Top investment opportunities at the new Capital Airport BBI Airport City Airport City is being built right in front of the terminal of the new Capital Airport Berlin Brandenburg International (BBI). The urban service complex offers investors and users the unique opportunity to invest directly in the region’s location of the future. Five- to sixstorey buildings with a gross floor area of around 148,000 square metres can be built on variable lots spanning 16 hectares. Urban development plans envisage a formidable ensemble, extending along a central plaza. Open spaces with 32 green areas are designed to create good recreational qualities. What makes Airport City so special is not only its excellent business prospects and quality location, but also its exceptional regional and international transport connections. The tender processes for construct - ing the first buildings in Airport City are almost completed. A Europewide tender process was held to find investors for building a luxury conference and congress hotel as well as an office and service complex by awarding a building concession on the basis of a ground lease with an obligation to build. The same concept is envisaged for finding an investor to construct an air cargo building on the outskirts of Airport City. Furthermore, Berlin Airports is planning to contract the building of four multi-storey car parks and a car hire centre on the basis of lease financing in spring 2010. Planning regulations are safeguarded by the planning stipulation decision on the airport.
